Gas Safety Checks
Citing the Residential Tenancies Regulations 2021, it is a legal requirement for rental properties in Victoria to undergo Gas Safety Checks biennially. This includes;
- Testing by a Type A Servicing Gasfitter as set out in the Residential Tenancies Regulations 2021
- Vital carbon monoxide and negative pressure testing for gas heaters and internal hot water services
- Free repairs onsite at time of safety check (see Gas Safety Check page for more details)
- A detailed report provided, advising outcomes for each gas appliance.
- Obligation-free quote provided where repairs may be required
Gas Safety Checks Cost: $390 inc. GST, every 2 years.
Failing to conduct gas safety checks on rental properties can lead to serious consequences, such as carbon monoxide poisoning, potential property damage, fines.
Electrical Safety Checks
Citing the Residential Tenancies Regulations 2021, it is a legal requirement for rental properties in Victoria to undergo Electrical Safety Checks biennially. This includes;
- Testing by an A Grade Electrician as set out in Section 3 & 4 of AS/NZS 3019 “Electrical Installations-Periodic verifications”
- Free repairs onsite at time of safety check (see Electrical Safety Check page for more details)
- A detailed report provided, advising outcomes for each component of the electrical installation.
- Obligation-free quote provided where repairs may be required
Electrical Safety Checks Cost: $285 inc. GST, every 2 years.

Smoke Alarm Checks
Under the Residential Tenancies Regulations 2021 and the Building Act 1993, annual Smoke Alarm checks are a legal necessity for rental properties in Victoria.
We help rental property owners by providing recurring smoke alarm checks which includes;
- Testing by a trained Smoke Alarm Technician or A Grade Election as set out in the Residential Tenancies Regulations 2021 and Building Act 1993
- Free replacement smoke alarms, if there is an existing smoke alarm which is faulty or expired, along with 9V battery replacements (for details see Smoke Alarm Safety Check page)
- A detailed report provided, advising outcomes for each smoke alarm.
- Obligation-free quote provided where additional works may be required
Smoke Alarm Check Cost: $99 inc. GST, annually.

Minimum Standards Checks
The Residential Tenancies Act stipulates fourteen (14) essential minimum standards that rental properties in Victoria must consistently meet. While it’s not a legal requirement to have these standards verified by a tradesperson, we advise conducting a minimum standards check to ensure compliance with the Act.
We help rental property owners by providing minimum checks which includes;
- Checks completed by specially trained technicians who are versed on the minimum standard requirements, and regulations setou the Residential Tenancies Regulations 2021 and Building Act 1993
- A detailed report provided, advising outcomes for each minimum standards required under the Residential Tenancies Act and recommendations for additional works if not complying.
