Visual inspection and limited testing by a registered electrician in accordance with Residential Tenancies Regulations 2021 and Section 3 & 4 of AS/NZS 3019 "Electrical Installations-Periodic verifications".
Minor repairs for standard material such as power points, light switches and RCD’s replacements.

Gas Safety Checks

Required Every 2 Year’s as per the Residential Tenancies Act.
Visual inspection and limited testing by a licensed or registered gasfitter in accordance with Residential Tenancies Regulations 2021.
Carbon Monoxide testing & Negative Pressure testing on gas heater’s and internal hot water service where applicable.
Comprehensive report detailing all components of installation checked upon completion.
Cost: $370 every 2 year’s.

Smoke Alarm Checks

Required Annually as per the Residential Tenancies Act.
Visual inspection, testing and cleaning based on Residential Tenancies Regulations 2021 and Building Act 1993.
If a Smoke Alarm is faulty or expired we will replace at no additional cost.
If new Smoke Alarm needs to be installed to meet regulations additional cost of $50+GST per Smoke Alarm for supply & install.
Comprehensive report detailing all components of installation checked upon completion.

Gas Appliances Services
Have your appliance running smooth with thorough servicing of the gas unit, dismantling and clean wipe down of all internal components, operational testing, visual test of all parts and identify parts showing signs of fatigue or heat damage. Depending on the appliance, carbon monoxide & negative pressure test on completion of works.

Air-conditioner Installation
Servicing of the Air Conditioner, thorough wipe down of internal components & filters, operational testing, visual test of all parts and replace them if they show signs of deterioration. For any new Air Conditioner installations, we can provide a free quote on request.

We formulated a proven process and compliance reporting for Electrical & Gas Safety Checks back in 2012, launching the service with a few agencies. However regulations were not clear mandating these Safety Check’s in Rented Premise’s at the time, so uptake was slow.
With the Residential Tenancies Regulations Act 2021 and Energy Safe Victoria mandating what these Safety Check’s require, we have slightly amended our reporting to ensure compliance.
Helping Property Managers & Rental Providers to facilitate these checks meeting the Residential Tenancies Regulations Act 2021, employing licensed electricians and gas fitters.
Comprehensive reporting formulated to meet compliance standards and maintained for minimum of 7 years (2 years required by Consumer Affairs Victoria).
